Lender raises £400m mortgage funding

Specialist lender Kensington Mortgages has raised £400m of funding through the wholesale financial markets.

The deal, which was announced to the market last week (June 17), was one of the first residential mortgage-backed securitisations (RMBS) to be sold to investors since the onset of the coronavirus crisis, according to the lender.

RMBS consist of bundles of mortgage loans, which are sold on as bonds to investors. The securities were purchased by global institutional investors.

Kensington said it will use the funds to support complex and underserved borrowers get on the property ladder.

Alex Maddox, capital markets director at Kensington Mortgages, said: “The global financial markets are a hugely important source of funds for the UK housing market.

“While everyone assumes that the flow of money supporting British housing is all about the big banks, that’s not been true for many years.

“About 20 per cent of the cash underpinning UK house purchases is coming from pension funds and debt investors around the world.

“At the start of the Covid-19 pandemic, the Bank of England was quick to ensure that funding was made available to banks and building societies so they could keep lending – which was welcome. With wholesale markets reopening, non-bank lenders such as ourselves can play a more active role in the market again, and help more people towards a house purchase.”

Kensington Mortgages is a specialist lender that offers mortgages to those who find it difficult to borrow from high street lenders.

Lenders pledge ongoing support for those affected by Covid

Mortgage lenders are committed to supporting borrowers who are reaching the end of a three-month payment holiday to choose the next steps that best suit their needs, according to UK Finance.

This comes after HM Treasury confirmed last week (May 22) that mortgage customers, who were struggling to pay due to the coronavirus, can extend their payment holiday for an additional three months or begin to make reduced payments.

Figures from UK Finance showed that an equivalent of one in six mortgages are currently covered by a payment holiday, with more than 1.82m payment holidays having been issued as of May 20.

The industry body said it was “important that customers receive the support that is right for them” and for those who had already taken a payment holiday, an extension “may be appropriate in some circumstances”.

It encouraged borrowers who are concerned about their ability to pay to contact their lender and consider the “full set of options available to them”.

These include reduced payments, a move to interest-only payments for a period, extending the term of the mortgage to reduce payments, taking a payment holiday if the customer has not already done so or a further extension of the payment holiday.

Stephen Jones, UK Finance CEO, said: “Mortgage lenders are committed to providing those borrowers nearing the end of their three-month payment holiday with help and flexibility in choosing the next steps which best suit their needs.

“The industry looks forward to regulatory guidance being finalised swiftly to ensure both borrowers and lenders can plan over the coming weeks.

“Meanwhile those borrowers who have already taken a mortgage payment holiday and can afford to make payments are encouraged to do so, as this will reduce the level of their repayments in the long run.”

In response, Vim Maru, retail director at Lloyds Banking Group, said: “We are already proactively contacting our customers who will be reaching the end of their repayment holidays to support them in restarting their payments.

“For those who may continue to be financially impacted, we will offer a range of support based on their current financial circumstances.”

But Dominik Lipnicki, director at Your Mortgage Decisions, said he would welcome a “more uniformed approach from lenders when it comes to the ease of application [of a payment holiday] and how these borrowers are looked at in the future when remortgaging or buying a new home”.

Research from YouGov for Nationwide found that 21 per cent of homeowners in April were worried about not being able to keep up with mortgage payments, and 14 per cent feared losing their home.

Lenders have also committed to continue suspending involuntary repossessions for residential and buy-to-let customers until October 31, as set out in the Financial Conduct Authority’s draft guidance for lenders published last week (May 22).

On the day the FCA published its draft guidance, Nationwide pledged that none of its mortgage customers, who fell into arrears as a result of Covid-19, would see their home repossessed until the end of May 2021, if they worked with the provider to “get their finances back on track”.

Joe Garner, chief executive at Nationwide, said: “As a mutual, founded to help people into a home of their own, this is what building societies have always been about. We hope this additional support will provide extra flexibility to those who most need it, to help get them back on track.”

Mr Lipnicki added: “The fact that repossessions are on hold is a very welcome relief for affected borrowers and I am sure that more flexibility will need to be applied even after October 31”.

Rise in mortgage products ’cause for optimism’

The number of mortgage products grew by 5.9 per cent in the past week in a sign the market is starting to recuperate, according to technology provider Mortgage Brain.

The number of products available last week stood at 8,044, marking the second consecutive week the number had risen, and up by 488 from the previous week.

The increase was mostly due to the remortgage sector, where product numbers went up by 5.4 per cent, while home mover products increased by 2 per cent, and buy-to-let products fell by 1.9 per cent.

When compared to pre-pandemic levels, the number of mortgage products is still 6,630 – or 45 per cent – lower than the nine week average to March 16, however.

According to Mortgage Brain the latest increase in numbers reflected lenders returning to the market, increasing their LTVs and relaxing some of their criteria.

Last week Nationwide resumed lending up to 85 per cent to new customers. Specialist lender Hodge followed and lifted restrictions on its mortgages, after announcing interim changes to its lending criteria last month.

Mark Lofthouse, CEO of Mortgage Brain, said the rise in product numbers in the past two weeks was “cause for cautious optimism”.

Describing the recent figures as “encouraging”, Mr Lofthouse added that “we could be at the end of the dramatic week on week reductions”.

Kevin Dunn, director at Furnley House, added: “Last week we thankfully saw the return to the market of some higher loan to value deals from some of the bigger lenders. Hopefully this will have a ripple effect to give other lenders the confidence to return more products to the market too.

“A higher increase in remortgage products makes sense, as often these are easier to complete without having to have a physical valuation.

“There are definitely some green shoots to suggest the market is slowly coming back.”

Accord Buy to Let expands 60-65% LTV range and reduces rates

Intermediary-only lender Accord Buy to Let is adding 13 products at 60-65% loan to value ratio (LTV) with 2 or 3-year fixed term options.

The products being introduced include: a 2-year fixed rate at 60% LTV of 1.96%, with no product fee, free valuation and either £250 cashback or free standard legal services; a 2-year fixed rate at 65% LTV of 1.87%, with a £950 product fee, free valuation and either £250 cashback or free standard legal services; a 3-year fixed rate at 65% LTV of 2.05%, with a £950 product fee and free valuation.

In addition, Accord Buy to let is reducing rates on more than half of its existing range of products.

For example, a 5-year fixed rate at 60% LTV is now 2.02% (previously 2.09%) and a 5-year fixed rate at 65% LTV is now 2.21% (previously 2.23%); both products come with no product fee, free valuation and either £250 cashback or free standard legal services.

A 2-year fixed rate at 60% LTV is now 1.60% (previously 1.62%), with a £950 product fee, free valuation and either £250 cashback or free standard legal services.

Simon Garner, product manager at Accord Buy To Let, said: “These are difficult times for all and so we’ve reviewed our product range and looked at where we can offer better options to landlords wanting fixed-rate shorter terms whilst they wait to see how the market adjusts.”

1.24 million mortgage borrowers given payment holidays by lenders

More than 1.2 million mortgage payment holidays have been granted to households whose finances have been impacted by Covid-19, UK Finance has revealed.

This means that one in nine residential and buy-to-let mortgages (11.2%) in the UK are now subject to a payment holiday.

For the average borrower, the payment holiday amounts to £260 per month of suspended interest payments. This is calculated using the average interest rate of 2.37% on an average loan size of £132,128 in the UK, as of 31 December 2019.

On 17 March, the Government gave the go ahead for mortgage lenders to allow payment holidays and the number has more than tripled in the two weeks between 25 March and 8 April, growing from 392,130 to 1,240,680.

This is an increase of nearly 850,000 or an average of around 61,000 payment holidays being granted by lenders each day.

According to the Building Societies Association, a quarter of a million of the total figure of 1.24 million is mortgage payment holidays granted by building societies.

The UK Finance figures are grossed up from a representative sample and could be revised slightly as firms identify double-counting and other anomalies in previous daily totals.

Telephone lines remain extremely busy and lenders have been updating their websites with the latest information on the support available to answer customers’ queries. Many lenders are offering customers the option to apply for a mortgage payment holiday through an online form on their website.

Lenders are also urging mortgage holders not to cancel their direct debits before a payment holiday has been agreed, as this will be counted as a missed payment and could impact their credit file.

Latest lender updates on mortgage payment holidays

We’ve brought you a list of updates from mortgage lenders on the three-month mortgage repayment holiday announced by the government.

This list is brought to you in association with Knowledge Bank which is offering a free update service for mortgage intermediaries.

Accord Buy to Let

We can offer a variety of solutions to customers who are worried about meeting their mortgage repayments, including payment holidays.

We do need to make sure that solution we offer is right for the individual customer’s circumstances, so if you are having difficulties, please contact us on 0800 138 2403.

Al Rayan Bank (update)

We recognise that some of our customers could experience financial difficulties in the coming weeks due to coronavirus-related disruption.

We will work with each customer on an individual basis to assess what help is available to help them manage their finances.

Bank of Ireland 

Bank of Ireland is committed to supporting customers through the COVID-19 pandemic.

The bank has a range of supports in place including mortgage payment breaks of up to three-months. The Bank will provide this option for customers who have owner occupier or buy-to-let mortgages, as well as personal loans and car finance.

The payment breaks offered by the bank will not affect customers’ credit files held by credit reference agencies. This support is also available to mortgages provided by Bank of Ireland UK through its partnership with the Post Office.

Bluestone Mortgages (update)

In accordance with government policy, Bluestone Mortgages will offer a payment holiday of up to three months for eligible customers who are affected by COVID-19, either directly or indirectly.

This accommodation is available from 19 March 2020 until 30 April 2020, at which time it will be reviewed.

Customers will also be able to continue to make regular or ad-hoc payments to their mortgage during the payment holiday, to allow them to lessen the impact of the increase to the mortgage balance if they are able to.

Buckinghamshire Building Society

The Society is committed to supporting members in financial hardship through these difficult times and will absolutely commit to offering the three-month payment holiday facility. We are currently looking at how best we implement this operationally and how we communicate with our members.

The Cambridge Building Society (update)

We know coronavirus is leaving some people unsure of whether they’re going to be able to rely on their income.

Chorley Building Society 

Borrowers who may be experiencing mortgage payment difficulties as a result of coronavirus should contact us at the earliest opportunity to discuss the range of payment options available.

This can be done by completing this form and emailing to mortgages@chorleybs.co.uk. Upon receipt of this the Society will confirm next steps to them.

If required, borrowers will be able to take a 3 month payment holiday. During this period, if they wish they will be able to make a nominal payment to their account or the equivalent of interest only by standing order.

If the above arrangements are put into place this will not be recorded on the customer’s credit file.

However, in the scenario that a customer doesn’t contact us and misses payments or has payment shortfalls these will continue to be recorded with the credit reference agencies.

Clydesdale Bank (update)

Coventry Building Society 

Customers who are up to date with their mortgage payments and not currently in financial difficulty can request a three-month payment holiday if they need help as a result of COVID-19.

Customers will self-certify, disclosing that they are impacted by coronavirus, we will not be asking for any further validation of this. Providing a payment holiday will not attract arrears or adverse Credit data.

Once the payment holiday is over, we will look at options to recalculate deferred payments but will contact the client about this.

These deferred payments mean that interest will not be collected on their balance (which is not reducing either).

Once recalculated, their payment will increase as the balance + interest on the balance not collected during the holiday will be rescheduled over a slightly shorter term.

Darlington Building Society

Yes we will support the three-month payment holiday with each request being considered on a case by case basis.

Dudley Building Society

Dudley Building Society has taken steps to ensure that continuity of service for introducers and their customers will be maintained during the current challenges brought about by COVID-19.

The society is keen to underline its commitment to ‘business as usual’. Service on pipeline cases is unaffected and new cases can be submitted in the normal way.

BDMs will now provide online and telephone support only and will therefore not be meeting partners in person or attending roadshows, conferences or other industry events until further notice.

A remote working strategy came into force on 17 March for employees, to ensure continuity of service from our servicing teams.

Customers would need to be aware that interest/fees will still accumulate on the mortgage and at the end of the three-month holiday payment the monthly mortgage payments will increase as a result of the three month payment holiday. This will not have an adverse effect on their credit report.

Gatehouse Bank

In the current circumstances we remain focused on our customers.

We understand that the coronavirus risk may result in our customers needing additional support and we will look to be as responsive as possible.

In line with the announcement from UK Finance, customers with a Metro Bank mortgage will be able to request a three-month repayment holiday where they are experiencing issues with their finances as a result of coronavirus.

Under usual circumstances we would assess the customer’s financial situation and ask them to provide information so that we can consider what forbearance options may be the most suitable.

We recognise that these are exceptional circumstances and we want to support our customers, so we are not asking them to provide proof in order for us to consider a repayment holiday.

We only ask that they call us so that we can discuss their situation and how we can support them.

This measure covers residential mortgages and buy-to-let mortgages for landlords whose tenants are experiencing difficulty due to coronavirus.

Customer who are already in arrears may not be eligible for a payment holiday, but there are other ways that we can support them so we encourage them to get in contact.

Nationwide

In line with the package of financial support announced by the Chancellor of the Exchequer, we are committed to support customers who experience difficulty with mortgage payments as a result of coronavirus. This includes payment holidays for a minimum of three months.

Customers experiencing a temporary loss of income due to the coronavirus outbreak can apply for a payment break or holiday subject to proof of change in circumstances.

This will not impact customer’s credit reports and no fees will be charged although interest will still accrue.

Nottingham Building Society 

We are urging mortgage customers who are affected by coronavirus, due to illness, self-isolation or any other factor, and are worried about future payments, to contact us.

There are a number of ways we could help including;

• Changing the way payments are made or the date they are paid

• Agreeing on reduced payments for a period

• Arranging a new payment plan

• Look to increase a mortgage term to a longer period of time to reduce monthly payments

• A payment holiday of up to three-months with interest capitalised at the end of the period and assurance that there will be no adverse effect on their credit record during this time mortgage customers experiencing serious financial difficulty because of coronavirus are being encouraged to contact our customer support team on 0344 481 4444 or via email to customer.services@thenottingham.com to go through their individual circumstances and discuss the best options to help.

Platform 

The bank already have policies which are aimed at supporting customers who find themselves in financial difficulty, regardless of the reason. These policies apply to customers who are self-employed as well as those on PAYE.

We will be applying these policies on an individual basis to ensure the best outcome for customers throughout this difficult period.

The process we apply for a deferred payment (payment holiday) does not adversely impact upon the customers’ credit status and no credit reference agency reporting is generated as a result of having an arranged payment holiday.

Post Office Money 

Post Office Money are following UK Finance guidelines and will be offering mortgage payment holidays up to three-months to those that need it.

We’ll provide this option to your customers that have residential and buy-to-let Mortgages.

The payment breaks offered by the bank will not affect customers’ credit files at the credit reference agencies.

Precise Mortgages

Precise Mortgages has agreed to support customers who are facing difficulties as a direct result of COVID-19.

Customers will need to contact Precise Mortgages to discuss on what basis they are experiencing difficulties.

Precise Mortgages will then be able to explain the process and impact of any potential payment holiday, agreeing the right course of action to ensure we are working closely with our customers.

Principality Building Society (update)

Saffron

Any Saffron customers directly affected should contact the customer services team as soon as they can, in confidence, on 0800 072 1100 and select option 2 then 2, or visit the Saffron Building Society website.

If you’ve been financially impacted by the coronavirus call us on 0800 023 4603. Our dedicated team will look at your situation and explore ways to support you depending on your specific circumstances. This includes the option to defer or reduce your mortgage repayments.

Skipton 

If your clients with a Skipton residential mortgage are concerned about making repayments as a result of the current coronavirus situation, we’re here to support them.

We’re currently experiencing a high number of calls, which might be making it difficult for your clients to get in touch, so we’ve set up a dedicated email PaymentHolidayRequests@skipton.co.uk for customers to contact us and request a call back.

Within the email please ensure your client provides their mortgage account number and the best number for us to contact them on.

This means they won’t have to wait in a queue. Once a call back has been requested, we’ll be in touch as soon as we can to discuss their individual circumstances, which will include the option of providing a mortgage payment holiday of up to three-months for any residential or BTL mortgages.

In the meantime, we are asking our mortgage customers to leave their Direct Debit in place if they have sufficient funds to cover their regular monthly payment.

They can also make a payment by bank transfer using our bank details, which you can find on our Ways to pay your mortgage page.

First and foremost, we’re here to support you and your clients, but please remember our people are also affected by the current situation, so we thank you for your patience and understanding during this unprecedented time.

Stafford Railway Building Society

We will be speaking to credit reference agencies to ensure consistent treatment of those customers to whom a repayment holiday is made available. We recognise that these are unprecedented and difficult times for customers.

This is why we are offering customers who are up to date with their mortgage payments and impacted by COVID-19 the ability to self-certify if they need help.

We will commit to help customers the best way for the individual, but an automatic payment holiday may not always be the most suitable approach and may not be required by all customers.

Mortgage lenders must innovate to survive

Mortgage lenders UK – If you are a medium-sized mortgage lender you have got a rather large problem at the moment.

You probably want to grow your loan book, say by 10 or 20 per cent. That is a healthy ambition.

The issue is how on earth do you go about it when some of the bigger banks are absolutely knocking the socks off the competition?

There is no way that you can compete with HSBC or Barclays on price.

Ringfencing has given them a mountain of disposable cash and not even some of the other big players can keep up with them.

So, perhaps you want to look at other bits of mortgage lending – maybe coming up with new ways of underwriting differently on affordability, or by lending on types of property that you may not have lent on before.

But again, there is a problem, and this time in comes in the shape of the regulator.

Who wants to be the organisation that goes out and does something different?

There is no way that you can compete with HSBC or Barclays on price.

After all, the rule in mortgage lending for decades has been, if Nationwide and Halifax do not do it, then neither shall we.

All of this creates a mortgage market that is in an awkward stasis.

Market exits

No wonder the Financial Conduct Authority in its sector view update a couple of weeks ago said it feared that some mid-sized lenders would drop out of the market, alongside some of those smaller companies that have already shut up shop.

We have seen reactions to regulation already.

A separate piece of work by the FCA published last month showed how, while the cap on income multiples of 4.5 times had been adopted in one way, in another way it has been stretched.

The actual value of loans above the 4.5 times cap had gone up – so, bigger loans for fewer people.

And it is movers and those on joint incomes who have benefited.

This is just the start of it all, as margin increasingly in this mortgage market comes from service.

The bog standard business is being gobbled up and so if you are a medium-sized player you are going to have to start offering something a little bit different.

We have already seen this in some form with building societies Cumberland, Ipswich and Family who are all carving out a reputation for clever underwriting.

You can slowly see it creeping elsewhere.

This is great for brokers, because again value is where this business thrives.

As the heft of Barclays and HSBC forces the market to narrow, the smaller companies must innovate to survive.

In return, we will see a return to more individual underwriting, and hopefully a demand for better record-keeping.

“As long as the books make sense, the regulator won’t mind,” one industry expert explained to me the other day.

This will help to reflect changes in the property market, where structures previously known as non-standard are becoming increasingly common – flats above shops and so on.

Lenders have to move with the times and they are providing loans for the types of business that is needed.

This is progress and it is to be welcomed. It is also innovate or die.

Trusting insurers

I just can not trust the insurance industry.

It demolished any faith I had in it during the widespread mis-selling of annuities, and then continued to eat away at it with the hokum pricing on general insurance products.

Five years into the freedoms and we have not seen the dash for cash as was predicted, but that is not to say some consumers are not at risk of draining their pots.

So when the Association of British Insurers issued a report on the pension freedoms, excuse me if I did not jump around with glee.

The ABI has much work to do before it ever convinces me that it is on the side of consumer protection, rather than the safeguarding of its own members’ interests and profits.

So the FCA must conduct a proper study so we can see for good what really is happening.

Pensions ‘success’

There was much crowing from the Department of Work and Pensions about the success of auto-enrolment in an annual assessment recently.

While the numbers enrolled are terrific, we must not be complacent.

When defined benefit schemes were more common, the average total contribution of employer and employee was around 22 per cent.

Today the average total contribution across defined contribution is 5 per cent. You do the maths.
